Marquis at Texas Street

Once again, the Marquis at Texas Street staff has gone above and beyond. I had a washing machine issue, so they replaced the washer and dryer. I had a problem with one of the strings on my window blinds, so they replaced it. I only had to make a simple request one time and within a matter of one day, the work was completed. They don’t procrastinate here and they work hard to make their residents happy. The maintenance crew is top notch along with the management staff. Thank so much Colleen, Jimena, Sean, Juan, and Jose, for make living here enjoyable!

We’ve been here for about five months and so far, it’s been nice. Beautiful units, reasonable rent, GREAT convenient location. Maintenance is really great. Anytime we’ve needed something done, someone is here within a day or two.
I do have a few complaints, though:
The pet fee is outrageous. The complex says it’s «pet friendly,» but the fee says otherwise. It’s crazy! Also, people are supposed to clean up after their dogs outside, but rarely do. There’s always several large piles of dog poop hanging around the fairly small area we have to walk our dogs (I suspect it’s the Great Dane that lives in the building by the pool, although I don’t know for sure).
The management has been pretty friendly so far, but they won’t let you know you have packages unless it’s been in the office for whatever amount of time they deem inconvenient. I commented on this the last time I needed to pick something up, to which the leasing agent responded, «do you know how to track your packages online?» Kind of rude…
All things considered, this is a decent place to live and very affordable.

If it were an option, I wouldn’t even give this dump hole 1 star.
Here are the top 3 reasons why you should NOT move in here:
1. The chances of getting towed out of your own parking spot are high. Last night I was towed out of my own spot… same spot I’ve parked in for 3 years. I spent the evening in the ghetto of Dallas retrieving my car from the impound. Thank you Jimena Norena (assistant manager) for approving the towing of my vehicle. Thank for the courtesy of calling me to inquire what might be going on and realize that in fact the mix up in parking spots was on YOUR end.
To further this point, I am one of 3 people I alone know of who this has happened to. The complex doesn’t do their due diligence to check the information before they approve this sort of request, even though when you move in you provide them your phone number, make and model of your vehicle and license plate information.
2. Do you like feeling like you live in a college dorm? Do you like the smell of weed trickling through the walls of your apartment at all hours of the day? Do you enjoy walking past empty pizza boxes and smashed beer bottles on any random morning, or how about walking past drunks passed out on the floor of the parking garage? If so, then disregard this review — because Marquis Texas Street is the place for you!
3. How do you feel about your car being egged? Awesome, right? I thought so. There is no better scenario to walk up to than egg smashed on your car when you’re heading into work. Don’t worry, the apartment complex can’t help you here either because in your leasing document it’s noted that «cameras are for deterrent only» — thanks for your investment here, Marquis.
I could go on, but hopefully you’re smart enough to get the point…
There are better options in this area — trust me, don’t live here.

I moved in about a month ago and the stay has been nothing but great! I love all the detail and elegance of my apartment and hello, the amenities are even better. The office staff is super nice and could not have been more helpful throughout the moving process and made it completely stress free. Even maintenance has been wonderful. I put in a service order and it was taken care of not even an hour later. The property is quiet and I would honestly recommend it too anyone. The rent is a little high, but you get what you pay for so every dollar has been worth it. I look forward to calling this my new home for the time I am here!

I have lived here since spring 2013. I have one of the most sought after 2 bedroom floor plans and even a fireplace and skyline view. My master bath has a tub with shower and standalone shower, and my kitchen is gourmet/​open floor plan. It has been quiet for the most part, being in an urban area one cannot expect to hear crickets ²⁴⁄₇. But still, the noise is very minimal.
The management have been VERY courteous and accommodating, even through a couple changes in personnel. They do sincerely care about my happiness here, and have also listened to my suggestions at the complex overall and actually did a few! (Thank you for the recumbent bike in the gym!)
Maintenance are usually pretty swift, but it seems the skill set is lacking as lately ever since Jamie left they have to come back more than once to fix problems. Overall, they are nice and do what they can.
I do plan to renew my lease, despite a TON of newer buildings going up, it just doesn’t get much better and convenient to Uptown, 35, 75, and 30 for the price and what I am getting. The complex does offer upgrades to those old white appliances and a new finish out on your cabinets, lights and sinks, for an extra cost in rent per month, I may opt to take advantage soon.

Yet again 20 something dollar for trash pickup… Sure it has to be in the designated container…
They just take it out and leave it on your doorstep. Good deal. Btw the fee for trash pickup is not optional! Well, quoting the management I’m lucky I didn’t get fined although i followed their rules

I have mostly enjoyed living here for the last year. The neighborhood is convenient to downtown and other entertainment districts. For the most part, a quiet and safe area. It’s also very convenient to Exall park, Deep Ellum and I-​35/​I-​75.
The maintenance staff here are excellent. The majority of my requests were fixed the same day I reported them. The office staff is also great. They make the effort to get to know their renters and make sure all are happy with their living situation. Once a month or so the staff throws little parties or gives out free food. It usually goes within the first hour, so I haven’t been pleased with the parties. However, a few times they have done a «to-​go» breakfast at the parking gate, which I thought was a nice treat and way to start my day.
The pool was never too crazy, which was a welcome change from my last complex. The pool is also clean and not left in shambles after Saturday pool parties. I do think it’s a little pricey for the size and quality, but the Dallas rental market is in high-​demand, so I think they are priced competitively in-​market.
Overall, a great place to rent in Dallas.

The management at the Marquis at Texas Street are some of the most hateful people I have ever met. From the time you step foot in the leasing office you are greeted by that awful, bitter little woman sneering at you. They constantly hassle you and will nickel and dime you to death! My favorite are the «administration fees». They seriously charge you for the inconvenience of having to take your money! Also, as soon as you give your notice that you’re moving out, get ready for a good old fashioned SHAKEDOWN. They will make up trash fees out of nowhere, illegally take your rent money and apply it for the fees, then angrily threaten eviction for nonpayment of rent when you never even received a proper invoice!
For the price, the state of the place is frankly appalling. Lighting dangling by the wires, poor landscaping on the inside, peeling paint, dirt everywhere. The security gates often are swinging open in the breeze. When it rains, water runs down the garage where everyone puts their trash. This means you get showered with TRASH WATER any time you want to go to the garage. It took WEEKS to get my apartment sorted out when I moved in. My dryer connections were no good, lights didn’t work, door stops were all missing, baseboard damage, cracked kitchen counter… The place is cheaply built. I have been kept up many nights listening to my neighbors having sex. Oh well… Once you hear how loud the A/​C is, a little moaning will be a welcome change!
Get everything in writing! I was promised someone would fix a cracked window when I moved in. Two years, multiple requests, never happened! They messed up my move out date too. If you don’t ask for copies of important papers, they won’t give it to you. I learned the hard way!
Be prepared for massive rent increases every time you have to renew. If you decide to pay the extortionate month to month rate while you search for other options, the irritating people who throw the cheap parties and litter your door with fliers will come by to demand information on why you are unhappy and if you plan to leave.
If you move in here, you’ll regret it.
