In The Loop Dallas

If you want to live like you are in a dormitory with an RA, move here. The landlord is an older woman who seems nice enough at first, but you will soon find out otherwise (Read:psycho). She goes from apartment to apartment gossiping with all of the tenants about each other. Not to mention will invite herself inside your apartment, and ramble on and on for an hour or more unsolicited. The people who live here are very cool and laid back, but they are scared of the landlord ‘s wrath so no one speaks up. Meanwhile she trolls the property pretending to fix things with the same paint stained oversized clothing & a «maintenance guy.»
If you put in a maintenance request, she will try to tell you how to fix it over the phone and do everything possible to avoid actually doing her job. When she does come she will make excuses for everything and blame it on the buildings age & the fact that their properties are «green.»
Their bookkeeping is automated and often incorrect invoices are sent to you via email at different times of the day for different amounts, and when the landlord is advised she says «I have nothing to do with that.» She has evicted at least three tenants in one year, one girl simply had her boyfriend watching her apartment while out of town was given an eviction because the lease states guests cannot be on property over 3 days. This woman has no life outside of these properties and it shows.
2 stars for the apartment and location, but there are several other properties similar to this right around the corner with much less headache.

— Dealing with In the Loop
One major issue is that In the Loop listed one of the apartments through AirBnB on a regular basis during the last (approximately) 6 months of my tenancy. At one point, the wooden walkway outside the designated AirBnB unit partially collapsed. An In the Loop representative’s response was that the AirBnB tenant «must’ve stood there and rocked back and forth on he heels too much.» If any structure is compromised by such a menial activity, I firmly believe the structural integrity of the property needs to be addressed. I can provide further examples of problems with the upkeep/​maintenance, but that’s a big one and it should suffice.
Furthermore, the In the Loop did not return my security deposit or account for the non-​return of my security deposit, per the lease:
” (3) The Property Code does not obligate a landlord to return or account for the security deposit until the tenant surrenders the Property and gives the landlord a written statement of the tenant’s forwarding address, after which the landlord has 30 days in which to account.
[…]
(2) «Surrender» occurs when all occupants have vacated the Property, in Landlord’s reasonable judgment, and one of the following events occurs:
(a) the date Tenant specifies as the move-​out or termination date in a written notice to Landlord has passed; or
(b) Tenant returns keys and access devices that Landlord provided to Tenant under this lease.“
NOTE: My forwarding address was included in official move-​out documents requested/​required by In the Loop, neatly organized a binder provided by In the Loop. While I did not expect to get my security deposit back due to a handful of necessary fixes, the fact that no notice/​cost breakdown was provided was extremely unprofessional.
As one (filtered) reviewer put it: Read the lease!!! Apparently In the Loop didn’t because even they didn’t obey the rules outlined therein. Quite frankly, ‘m just happy to be out of this place and will not give it one more thought after writing this review. I have no interest in engaging In the Loop or pursuing them for further communication.

These older units have such charm and are renovated nicely, but as a previous Unilocal User says, if you want something fixed, you’ll have to fight to get it fixed. I also experienced pests issues that would not end and I did not receive any effort from management on pests control. It is a great set up because it is all bills paid and in a centralized area but if you’re okay with not receiving a prompt response to maintenance requests or pests issues, then it’s a pretty cozy and quaint place to sign a lease. Very quiet. Plenty of cute restaurants close by.

I moved to Dallas last year and was worried about finding an apartment that was in the heart of downtown Dallas, affordable, pet friendly, ALL BILLS PAID, and had a beautiful old school charm to it. I am so unbelievably grateful that I got so lucky in finding all of this with In the Loop Dallas properties. I have been renting for over a year now and have never been happier with an apartment and property manger. The landlord makes it a point to get to know you on a personal level and is always on top of any property issues that come about. Their properties are 100% pet friendly and have one of the lowest REFUNDABLE pet deposit in the area. I highly recommend to anyone looking for an apartment in the downtown Dallas area to rent from In the Looop Dallas! :)

This a very unique older property. I really enjoyed living at the Junius Street Property, I found the tenants friendly and the management wonderful, attentive and understanding. This property has character that you are just not going to find in new modern building and I loved it.
If I hadn’t bought a house, I’d still be living there.

I actually lived at the Jstreet Property twice. I sadly had to move to Oklahoma with work back in June, otherwise I’d still be living there. I was one of the youngest people to live in Jstreet thanks to Kitty giving me a chance. Over my years there… I found the old East Dallas building attracted awesomely eclectic people whom I am so greatful to have met. Kitty always had a very friendly relationship with me and considering she does most of the maintenance herself… anything I needed was addressed in a timely manner. This is no uptown property… this is older historic living with eclectic artsy charm and that is what I’ve loved most about it. If you are looking for a safe place… communal feel… with an artsy eclectic vibe… this is the place for you. Great for students and people in Dallas for the first time. Thank you kitty and I hope to live in one of your properties again!
