Affordable Inspections

Inspector Potts was wonderful. Went above and beyond the normal requirements of an inspector. Showed up on time, was extremely thorough, and got the report to me in very timely fashion. As a realtor, I have used numerous inspectors and have now found my new favorite. I would recommend Mike Potts and Affordable Inspections to my own mother.

Mike Potts was amazing when it came to my inspection. As a first time buyer, or even not, he is so informative and helpful. I am a first time buyer and he wanted to make sure I understood everything and explained things so that I understand what is wrong and different things I can do to fix it. He made sure to show me so I could see what was an issue and what was in good condition. He even let me go on the roof to show me the shingles and stability of the roof. He was so thorough and didn’t leave anything out! I would highly recommend mike and this company to anyone!

The inspection itself went fine but it was done on a Thursday afternoon and did not receive the actual report until Monday. Home inspections usually have a turnaround time around 24 hours. When I finally got a hold of them I was told they had a computer problem. If the customer is calling them non-​stop to get the report and they have a «computer problem» shouldn’t they have let us know anytime between Thursday and Monday that was the case. The only reason it became a problem was because that Monday was the last day of the inspection period and we would have lost our escrow deposit if we didn’t make a decision on the house which we couldn’t do because it wasn’t sent. It was a bit on the unprofessional side in my opinion. I didn’t give them 1 star because too many people on here just give 1 star and go on a rant. That’s not what I’m trying to do because like I said the actual inspection itself was fine it was just getting the inspection report that was mishandled.

Just spoke to the most unprofessional and cocky person in business i have ever spoken to. cant believe he told me about being in business for 27 years with that attitude .on to the next one…

Once again these guys came to my rescue this morning. I’m still searching for a house to call mine, with many months and conversations into the hunt. At last moments notice Mike came through to inspect a house I thought had potential. If I could give him ten stars here I would for his attentive patience with me and his teams knowledge about properties. Their attention to detail is outstanding, no one else has broken down the truth about houses like they have for me. I have truly been given an education by them every time we speak about my purchase endeavors.

Thank you Mike and team for making our inspection easy and affordable. We appreciate your diligence in making sure our family will be safe in our new home. I mostly respect that you were honest and gave us suggestions along the way since the house is a reno! Affordable Inspections is an excellent choice for home inspection in the Bay area. As a first-​time home buyer, I was as little concerned about the inspection process and looked for a highly reviewed service at a reasonable price.
Mike Potts (the owner) has around 20+ years of experience working in homes in the area, and it shows. Here’s some things I liked about the service:
* He knows homes inside and out, and what to look for in the houses specific to this area. The knowledge base is definitely there.
* He was on-​time to the appointment and promptly returned any missed calls.
* He encouraged us to walk along with him during the inspection, teaching us things we should know about our house and possible remedies for some problems.
* He didn’t rush, we were there for over 3 hours on a small property on 42^nd St N St Pete. There was never a feeling that we were inconveniencing him, or that he wanted to quickly finish up.
* We received all the paperwork in a reasonable timeframe: Summary, WDO, 4 pt, and Wind Mit. Then he emailed us ALL the pictures he took so we could have them to reference in the future.
* An insurance company asked for additional documentation regarding the plumbing, which he was able to provide within 12 hours.
* He followed up the reports with a call to verify our satisfaction with the product, and to let us know he was available should additional needs arise.
* Finally, the price! Other comparable inspection services were charging over $ 100 more for the same set of services (all the major reports and paperwork follow-​up).
Recommended, especially for first-​time home buyers as you will receive education about your house in addition to all the paperwork.
