Our son rented apartments in this complex twice over a four year period. I have never dealt with a less responsive, more unfriendly, more rapacious, chiseling organization in my life. The complex has market power because it will rent to Villanova students, and presumably because Villanova recommends it to parents (BTW, the apartment shares information about its tenants with Villanova, you have no data privacy). It takes advantage of this by charging high rent (this is known in advance, can’t complain about that), and taking every opportunity to assess fees, charges and supplements that are outrageous and unjustified. Further, the local management team seems to go out of its way to be uncooperative, surly and rude to tenants in addressing any sort of issue, including maintenance. Any request you make, no matter how reasonable, is generally met with a no. If you insist on renting here, try to avoid «gotchas» like a requirement that you provide 60 days notice of intention not to renew a one year lease. Villanova should be ashamed of itself to recommend this place to its students.

This is by far the worst place to live, even if you are a college student. The staff here are unfriendly and unhelpful. There is not enough parking for all the residents, so the complex tows any extra cars – even though they’re all registered with the leasing office. They neglect to plow or salt the side walks or parking lots in the in winter, and the apartments are so poorly insulated that it is always cold. I also had an issue with «maintenance» being done and the water was turned off, but we were not notified. I can’t wait to move out!

This is the worse apartment I have ever lived in and I’ve lived in my fair share of apartments. There is little to no insulation in the walls which means its always cold in the winter. It also means you can hear everything your neighbors do and say.
The «upgraded» apartments are nice to look at but that’s about it. They fall apart after a couple months of living in them.
If your a young professional and past the college life this in definitely not the place for you. If you are a college student and don’t care about living in a quiet, well built place, then your in luck.
