Great location, safe area. I have lived here five years now and the new ownership/​management is HORRIBLE!
They took over last fall and immediately informed everyone of rent increases… mine was 23%!!! Then they shut down every amenity in the complex (two outdoor pools, one indoor pool, three hot tubs and two fitness centers)…saying they are refurbishing or repairing them.
Almost six months later they have only managed to reopen the hot tub nearest the leasing office (to look good to prospective tenants) and even that is only open during office hours, so most people never get the opportunity to use it.
The indoor pool is the only one in the area and the biggest reason I rented in this complex… now I find out they are converting it to another outdoor pool! Who needs three outdoor pools in rainy Oregon?!?
They still don’t even have an online rent payment system!
I would highly recommend you look elsewhere to rent.

We lived at Sterling Pointe for a year (2015 — 2016). At first, it was managed by GSL and everything was great. The management was competent, the property was well kept and the garbage problem was non-​existent.
Within months, the property was bought out by the dreaded Section 8 mogul Affinity Property Management. Everything took a turn for the worst when they came in. Garbage overflowed, new trashy tenants started moving in and parking got out of control.
Within months AGAIN, the property was bought out by Prime Group. They acknowledged how terrible Affinity was and promised to restore the property to what it used to be. Fast forward 5 months, and it’s just as bad as Affinity left it.
The garbage is only taken out twice a week and as you can tell by the attached pictures, it isn’t enough given the size of the complex. Our dumpster looked like this EVERY week in our section of the complex (can’t speak for other sections as I never went to those dumpsters). To make it worse, Prime started implementing an $ 8 charge for trash even though or GSL lease said that trash was included. Prime tried to tell us that there was no way of getting out of the fee until my wife and I brought them the State of Oregon landlord tenant law ordinances that contradicted what they were telling us. They gave us a credit and we were on our way to counting down the time left in this hell-​hole.
When we were getting ready to move out, we hired a cleaning company to clean the place from top to bottom so that we could get the maximum amount of our security deposit back. We spoke with Laura, the assistant manager, and she said that we don’t need to clean since there is a «standard cleaning fee that applies to every unit upon moving out». We told her we were on a GSL lease and that our lease only stated carpet cleaning can be taken out of the security deposit. She gave push-​back naturally because she doesn’t actually know landlord-​tenant law as well as she thinks she does, but after highlighting the statutes for her she had to accept that we were correct and acted as if waiving the cleaning fee was a favor that she was doing for us.
These people are completely clueless as to what they legally can and can’t do. They’re even more clueless how to manage and maintain a community of this size. They aren’t doing anything good for the tenants or the assets that they manage for the owner. My advice to you all, ESPECIALLY if you’re not on one of these ridiculous Prime leases, is to read your lease thoroughly and understand your rights. You have just as much protection as the landlords do. Even better advice would be to avoid this place entirely because I guarantee you can find a place of similar cost that will be much better quality.

service is terrible. you tell them things need to be fixed and a week later, no one even bothers to contact you. my boyfriend ended up fixing a bunch of stuff at our own expense. it is really loud where my apt is. right next to murray. its hard to sleep. the apt is clean when you move in but a lot of stuff is broken and needing repair. on top of the 1100 rent, you also have to pay for water garbage electricity. the gym hasnt been available for use in forever. i dont recommend sterling point at all. terrible service. icant express how bad sterling point maintenance and service is. stay away

New management again! I have been trying to get them to come look at my skylight that took them 2 months to fix… because the epoxy has been smelling up my apartment since they did it. I have talked with 3 of the office people and each time they put in a maintenance request, so they say, for them to call me or come see it and I HAVE NOT HEARD A WORK nor seen them in 3 weeks, I’ve given up.
DO NOT MOVE HERE, management sucks!!! Worst ever !!!

Don’t ever move here! Two rent raises in 6 months! Market value is going up, we understand, but they have raised our rent 200.00 in the past 6 months. Additionally, management has lost our rent payments multiple times! Now they say were 1200 behind for a payment that was due 2 months ago when we just renewed our lease this month; nothing was ever brought up during the renewal saying we needed proof of payment! We are busy people, and for a company to have to keep asking for proof of payment is honestly getting old, and becoming extremely rediculous. The parking is terrible, and maintenance takes forever to respond. I am disappointed, and reiterate that fact that people should not move here.

I lived in this complex for 9 years. I would give zero stars if I could. I wasn’t thrilled with the old management company, but the one that took over this year is terrible. I was never late on rent and my move out sheet prepared by Brett said my unit was «very well maintained». However, they charged me for sealing the subfloor because they said there was moisture. I told them I had the carpets cleaned just before I moved and they wanted a receipt for proof. I provided the receipt and they said it wasn’t acceptable because the business was based out of an apartment. I have run two separate businesses out of my 2 units at Sterling Pointe, and the manager completely disregarded that fact. That is just one example of many I could provide. Worst place I’ve ever lived. Worst management company I’ve ever dealt with.

I lived in 14 040 Apt C for 2.5 years (Feb 2011 — Aug 2013). It was alright, until a HUGE and loud family moved in above us. Now, first off, they had a dog, which was against policy as all dogs had to be in a bottom floor apartment. They let their dog pee of the balcony, and onto our patio! They would also bang around at all hours of the day and night. Now, granted the insulation wasn’t the best at dampening sound, but this was excessive noise. One of the women would come home, as drunk as one could get, screaming and stomping around in heals at wee hours of the morning (2am — 4am). The noise upstairs actually interfered with my husband’s work, as he worked from home. Clients would ask him if there was construction going on… They would even let their kids run around all night long, all throughout the house.
We went up there to speak with them about it, being nice neighbors and all, and they said «You’re crazy, we’re not making any noise, and the kids are never awake at night!»
So, we complained to the office. However, the office did nothing and said they could do nothing, even though they had a list of complaints from other neighbors too. I called the police one night, and that got us a few hours of sleep, but they just continued to be as loud as possible. Somehow they even managed to make it sound like they were dragging chairs across a wooden floor, but there was carpet!!!
We ended up being forced to move. Then it all went to crap. Our move-​out bill, AFTER they ate out entire deposit, was over $ 500! They claimed we had pet damage and smoke damage, along with having to paint multiple coats of paint in the apartment. We had no pets, and we had not only painted the apartment back, but we even used THEIR paint to do it! But we were their excuse to replace the carpet for the whole apartment and do other renovations so that it wouldn’t cost them as much. I’m very displeased with this place, and I’m glad it’s under new management now! But I’ll NEVER go back! I expect more from an apartment company than this.
If it was not for the lack of effort from the office, and the erroneous charges at move-​out, I would have enjoyed this apartment and stayed for much longer. The location isn’t the best for urban dwellers, but it’ a nice and quiet neighborhood and a good suburb location. Safeway is across the street, as well as a Walgreens, Five Guys, Jamba Juice. and other nice places to eat. The maintenance staff were wonderful, and fixed issues quickly, and the office staff were polite and friendly. The website with online rent pay (though using a credit/​debit card came with about a $ 60 fee), and ability to submit maintenance requests was quite convenient.
The interior of the apartment was well setup for the 2 bedroom 2 bath on the first floor, and the look and feel of the place (inside and out) was quite homey.

Well. I am sorry to report that my previous 4 stars are down to a generous 2. While the staff are very nice, everything else pretty much sucks.
1. The apt was touted as having «everything new»…the carpets (potholes and screws under the carpeting), sure, but the ceiling fan hardly moves air (despite being told it works fine) & a broken chain.
2. A fair amount of the outlet plates are broken or breaking like egg shells.
3. The baseboard heater in my daughter’s room literally fell off the wall (wires poking out).
4. The sliding back door blinds (those atrocious vertical sliding sort) are CONSTANTLY breaking or breaking away. At least there was a front panel covering the slider bar, oh wait, that broke too & there are «none available», so now it looks like shite!
5. Our view from the deck is of a barren, dirt hill that swamps up when it rains or the sprinklers (?!) run & a delightful sewer access thing that sits about 3 feet above ground. No grass or even a rock wall to make it semi attractive.
6. My husband has been dealing with maintenance & says 1 or more of the dudes are too creepy or just too complacent to leave in the house alone, making scheduling fixes (they only address work orders on Wednesdays for 600+ units) is a total headache.
I signed a lease so I am culpable but I am not a happy camper.

The parking is terrible and is one of the main reasons we will be leaving at the end of our lease. They are under new management and they seem nice but after almost a year of being talked down to and treated and talked to like kids its just too late for me personally. We moved here from California and were attracted to the greenery which I still adore but were met with very rude and non attentive staff members the maintnence guy was awesome and did a very good job but it took them almost a year and a change in management for our mailbox to be fixed regardless of many (MANY) requests both in person and on the community website. I am glad that the previous office staff is gone we only had a good experience with one of them and the rest were just rude and again, talked down to both me and my husband we are both over 30 not that it should matter but yeah. Looking forward to putting this place behind us and if you are a person who either works 2 jobs or works a late shift forget about finding parking

I lived here for 2 years and it was by far the best apartment complex in the area. Great prices and the staff was excellent. If I ever had any issue they were quick to resolve it. Excellent community and you can easily get to or walk to grocery stores, restaurants, coffee shops, Progress Ridge, etc. It’s a great place. I will miss my little apartment!

Lived here for a few years now. FRONT office staff is friendly and listen, even tho you can tell they have no authority to really do anything. Things get fixed on a timely matter, sometimes like a bandaid tho. I’ve had the same things fixed multiple times. Location was the reason we moved here and price. Rent is outrageous in this area. Parking is lame, I’ve grown to live with it. Having three pools was a plus. When they are working or clean tho. The one closest to me has no filtration system working. It’s always filled with bugs and who knows what else. Tenants are friendly here. I encourage people to say hello and wave people don’t bite ;) over all I have been thankful for this place. I bet in its prime it was top notch. Remodels would be great,
as soon as that happens rent goes up…

I have problems with some staff, but there is one person who has always been nice. I can’t recall her name, but she remembers who I am even though I come into the office less than once a month.
They have a portal to request maintenance, and on which you can pay rent and your water bill, which I definitely find convenient.
I think for the money, and location, and quality of the apartments themselves, it is a good deal, but rent just did go up.
The parking definitely leaves something to be desired here, and it costs $ 30 a month for a carport. Don’t know the current rate for a garage. The carport is worth it to me to not have the stress of wondering if parking will be near my apartment or on the other side of the complex when I get home. In over a year, I’ve only had someone park in my spot twice. The downside was, there is no one to call when that happens, and I was informed that due to Oregon towing laws they had to wait 24 hours to tow someone. Personally, I think there should be clear signs in those areas to indicate that unless your vehicle is noted for that spot that you are subject to tow. I think that solution eliminates the 24 hour law, but I’m not sure. That’s an extremely frustrating experience that has happened to at least 1 of my neighbors.
I haven’t had many issues requiring maintenance here, but they were always very responsive. Downside, is if you need to be late on rent, they aren’t super forgiving the way a small company or private landlord might be.
Overall, the apartments are nice and though the staff aren’t super friendly all the time, I do think that many of them do the best that they can do as noted below, a lot of their record keeping is somewhat antiquated. Online features are definitely convenient, especially for me as my work hours during the week are similar to their office hours. I’d probably recommend this complex to someone, if I knew anyone who was looking and looking for an affordable place in the area.

Bait and switch! Consuelo showed apartment and stated the price was $ 725 instead of $ 750 because it did not have a washer and dryer. I agreed to the terms and put down a $ 300 deposit to hold the apartment to move in end of month. After filling out the application, paying the application fee, and getting ready to sign the holding agreement the documents stated that the rent was $ 750. I told Consuelo that she had the rent down for $ 750 and when she told me the rent was $ 725 because it did not have a washer and dryer. She stated that she never said that, called me a liar, and said that I could talk to her boss Damon.
I called Damon and left 3 messages before I finally got a hold of him. Damon said sorry Consuelo has worked here for several years and never makes mistakes. He was not willing to listen to what I had to say. I asked for my $ 300 deposit back since the rate was not what I had agreed for the apartment, he said that once you pay the deposit you can’t get it back. Damon was not owning up to the mistake they made and instead was putting the blame on me.
At this point I had one week left in the apartment that I was moving from and didn’t really have the money to put another deposit down somewhere else, so I decided to look at the apartment. Consuelo showed me the apartment. Her attitude was really short and the customer service was lacking. The apartment was not clean, the carpets were old and gray, the apartment smelt like a wet dog, and there were cob webs everywhere. The bedroom size in the one bedroom and loft was spacious, the kitchen was not upgraded, and the loft was very small with a water heater in the closet space. After viewing the apartment I felt like I was going to have problems with the service, didnt feel welcomed at the apartment, nor did I feel like I could call this place home.
I ended up signing a lease over at Montevista Murray Hill and love the apartment. I told the apartment manager there my experience at the Sterling Pointe apartments and they helped me out with the deposit and were apologizing for my experience at Sterling Pointe. Still to this day I never even got an acknowledgement for the mistake at Sterling Pointe.
I am still amazed at the customer service at the Montevista apartments and would recommend them to anyone… Can’t say the same about Sterling Pointe!

Decent apartment for the money. The garage was really what I liked, it was 80 bucks extra and it gave me room for all my stuff. The free basic cable is a nice touch, but cell service was often spotty so I ended up getting a home phone. The general feel of the place was ok, mostly families and couples. The carpet was super bad when we moved in and that sucked, but I’ll never see it again so I don’t care at this point. :)
Bottom line: cheap rent, get a garage if you need storage, cell service sucks, bad carpet. Overall the experience was decent, better than many other places in the area for the money.

When I first moved to Oregon, I lived in a different apartment complex just across the street from Sterling Pointe. Back then, SP seemed like the «trendy» complex to live in. Granted, I was only 22, but people I knew who lived there loved it.
Fast forward several years… I found myself needing a place to live, ASAP. So I checked SP out. It wasn’t quite as alluring as it seemed when I was 22, but the staff were friendly and the apartment I looked at was adequate. I moved myself into a little lower-​level one-​bedroom in the back of the complex. It was great – maintenance requests were handled quickly and efficiently, the price was acceptable, and I was happy.
I like the neighborhood, and having three pools was nice. The workout rooms were small, but worked in a pinch. The racquetball court was a nice touch. The resident geese are fun to watch, but they don’t quite grasp the concept of traffic.
Then, for some reason, it all went downhill.
I lived in three different units during my seven years at SP. During that time, I watched the customer service aspect degrade to an unacceptable level when one manager left and another took her place. A broken water pipe took three days to fix – we were told to monitor the buckets they provided, and to not use the bathrooms. A rusty refrigerator was «fixed» by spray-​painting over the rust. The exterior of one of the buildings I lived in remained half-​painted for 6 months, yet there were strict rules on what could be placed on my patio in order to preserve the property’s «appeal». I never did have a working screen-​door slider in the last apartment, nor did the fridge door ever actually seal. Eventually, I just started doing maintenance myself.
I will say that the majority of the staff remained friendly throughout my tour at SP. The office’s record keeping methods might be antiquated and unorganized, but the people working there did the best they could with what they had. When I left, everything was still done on paper. They were living in the mid-​90s as far as technology was concerned.
I can’t honestly recommend Sterling Pointe to anyone. All large apartment complexes have their issues, but SP’s issues don’t warrant the prices. There are other options in the Murray Hill area.
SP should be your last resort.
I had originally given them one star, but figured the understaffed office deserved a star of its own for doing the best they could.

We lived here for several years and found that their service is greatly declining. Though some of the people in the office and the apartment manager her self are actually wonderful. It is hard to get anything accomplished. And to be honest at move in I highly doubt they do a through clean and repair of the apartments.
When we left we were dinged for the yellowing of the linoleum that was due to the fact it was old when we got in there and had blaring florescent lights above it. And for scratch of the counter tops that were their when we arrived.
Mold is a huge issue in the apartments. So make sure you have your bleach ready which I found is the only thing that will kill it though they say they will come out and clean it for you. Good luck if you want it done anytime soon.
The maintenance staff are vary nice people but due to a lack of communication it can take months to get them out to you unless you go in every day until it is done.
I will say that we rarely heard anything around us and our neighbor next door couldn’t hear our son crying at night. So that was good.
I would just stay away. Try something better if you can. Also unless you get an apartment in certain areas the parking is horrible.
