The Atlantic Grand Oaks

So our electricity bill has gone down but even thou mangement had said they would reimburse us for the months that our electeicity was crazy high it has been 3 months and we are still having to go back and forth with them to get that resolved. The community is said to be a gated community (which is never gated) being that we are two single women living in an apartment this is one of the main reasons we decided to rent here. 6 months in and im pretty sure the gates have only worked for about a week in the last 6 months which is crazy since we are being charged for a gated community! Having to deal with mangement is always a pain. Even the smallest things takes forever to get resolved we have called and gone into the office more then once in the past month to ask for an AIR FILTER they said they did not have any in stock but would be receiveing some in the next few days and would go leave one at our apt it has yet to be received at our apt! We have tried to be as patient and reasonable as possible but you can only be so patient. The only reason I gave it 1 star is because Unilocal wont let me give 0 stars
So to concluded we still stand with our inicial advice that if you are thinking of moving here DON’T!!!

Been here for six months, and every month is a new situation.
Not a week goes by without the gates breaking down. They either don’t open, or they are wide open for weeks, giving access to everyone who wants to get in. They have been wide open for weeks now. So Much for a gated community.
Electricity prices are crazy. We got a $ 250 bill on the first month of being here. The AC never works. It never did during the summer and the explanation from the office is: it can only be 20 degrees cooler than the outside temperature. Even at 100 degrees we were sweating inside our apartment bc 80 degrees is not an acceptable temperature for me. We called and submitted more than 10 request for them to fix our AC but their way of fixing it was to close some air vents and open others. Then the AC exploded (literally smoke coming out of the unit), they came to fix it and after that our bill started to reach a new normal. Our last 3 bills have been less than $ 45. Yes, we paid more than 5 times in that one bill than what we are paying right now. People in the office made us go through a big deal in allowing them access to our COA account bc they would reimburse us for that money we spent when there was clearly something wrong with the AC. long story short, they believe it is normal that the «summer rates» are 5 times more than fall rates (including September when here in Austin is still 100 degrees outside) and they are not giving us any of our money back.
This is honestly the worst apartment complex I have ever lived in. We are counting down the days until we are out of here.

I want to make sure that I give an honest review of these apartments I currently live in. We moved here from apartments down the road and it was an upgrade. So let’s continue:
These apartments are pricey but that’s really because of the ATX demand unfortunately. They are of the cheaper, nicer ones in the area built in 99 (I think). To get it a few bucks cheaper, make sure your move in is mid month, mid week. That’s been my personal experience with many apartments.
I have a terrible neighbor a few buildings down who doesn’t pick up her dogs poop. The building manager does send out notices but it hasn’t stopped her. I’m not sure what else to do about that. I do have good neighbors for the most part but there will always be a few who are inconsiderate. Not managements fault.
We also have high electric bill problems like the people below. The city of Austin took a look at our bill and mentioned a few days where the bill was sky high. Which was strange, CONSIDERING WE WERE OUT OF TOWN most of those days. We use so little electricity, it’s not even funny, and we still have a high bill. I’m talking around $ 150+ on average. The insulation on the windows and the walls are not good, which I’m sure attribute to such sky high bills. If you plan to move here, INVEST in LED lights and thermal curtains to bring your bill down. I moved from a poorly insulated apartment (literally there was a hole in the ceiling there) and my bill was never as high as it is here. The temperature is never just right in the apartment. I find myself always adjusting it.
We’ve been through a few bad storms here and considering we are the top floor apartment, I was quite IMPRESSED with how little we could hear it banging on the rooftops.
Our smoke detector goes off almost every single time I cook. Even when we make toast. The other night our heater started making that new heater smell (burning) and the smoke detector went off. I’m not really sure it that’s a good or bad thing really.
I like that they have events at the office. I wish they would be more consistent with cleaning the pool during the summer. I like the gym (new equipment or hand weights would be appreciated) and the quiet computer area.
We have an updated apartment (I’ve seen the old ones) and thank goodness for that. Do not settle for anything other than the updated ones.
ALSO, I REALLY WISH they wouldn’t have french doors in front of the washer and dryer. They ARE pretty but they serve no purpose. The washer and dryer are so loud we don’t even watch tv when they are going because you can’t hear a thing. Not to mention, the HEAT from the dryer probably attributes to a higher electric bill. You can feel it when you’re in the living room. It gets hot. If there is any way to change those doors to something else, management, please let me know. A different kind of bi-​fold door would be better to keep the noise level and heat down.
I’m going to give them 3 stars. Management has done okay with what they have but I do wish they would make a few changes. We will probably be renewing our lease so, in our case, it really hasn’t been so bad at all.

I have been here for about two months and so far it has been a positive experience. Melissa and Leni in the office are always very nice and make sure to ask how things are going in my home when I see them. Melissa went above and beyond to help my fiancé and I move in one day. I’ve had to call emergency maintenance once, I blew the outside fuse while rewiring my dryer (oops!), and they showed up in about an hour on a Saturday night. I’ve also had a leak under a sink that required maintenance and they fixed it the day I put in the request. So far, so good!

Melissa is the assistant manager here and she is GREAT. She knows what she’s doing and will help out in a situation if she can. She’s the only one that has been here the whole 2yrs that I have been here.

I have rented a three bedroom for over a year (1 renewal). My only complaint is around the neighbors — and that doesn’t have a whole lot to do with management, they handle complaints professionally. The apartment is comparatively priced. The management staff is awesome and extremely helpful.
They have also replaced two large maintenance items and did so quickly and professionaly.

I can’t even give them one star but I had to to post. They are the worst apartments I have lived at. The only reason I have stayed for 3 years is because I hate moving. When we moved it the property was The Crossing Apts and the maintenance and service was great. However Melissa has always been a problem, rude, snarky and all around bitchy at times… The original maintenance guy Allen was awesome, he completed work orders if not the same day then it was fixed the next day. The new maintenance us rude, takes days to fix something and most times has to come back because they didn’t do it right the first time.
Since the property changed to the Atlantic grand oaks its all gone down the drain. The new manager is just as rude and if not worse than Melissa. The rate of the rent has increased $ 46.00 the first time, the second $ 75.00 and the newest $ 77.00. However what is most ridiculously is the water bills. Never have a I spent more than $ 60.00 before they changed management/​names. Now the bills are always over $ 100 and one month because of a leak on the property it was $ 160.00. We are not responsible for leaks on the property and to argue with them is useless because they never admit they are wrong. The apartments are «gated» and yet the gates are ALWAYS broken. The pool is over run by kids with no parent supervision. There are creepy guys that come in or lurk through the windows of the work out room. Which in itself is a joke because half the stuff is broken. The trash is always overflowing and there is dog poop everywhere, even though there is a gated dog park with bags for the disposal. I am glad to be leaving finally. I will never live anywhere managed/​owned by the same company.

I lived in these apartments from 2008 – 2014. I only stayed because I was too lazy to leave. Ever since the new manager, Allison came in it has been going to hell. My apartment was infested with bed bugs and they treated first, then they came back and I had to pay to have them treated. I also had to have my unit professionally treated for mold after noticing my breads and fruits rotting quickly. After I recently moved out from being there so long I get charges such as: recaulking the tub, $ 1 for a light bulb, $ 175 to treat again for bed bugs «just in case» they’re still there but there has not been evidence of them in 10 months, charges to prime the walls, replace the grease pans on the stove. It added up to $ 735. This is after paying in full my rent, reletting fees & a portion of my rents due to having to relocate. Then, Melissa has the nerve to say the charges were fair and reasonable. I’ve been living in this apt since 2008. That should be considered normal wear and tear. And the ac constantly broke bc the ants ate through the electrical wires. There was always ant swarmers in the unit and work orders were on their time. There’s always trash outside, no parking, full dumpsters, along with random visitors lurking. It used to be a great community who prided themselves on family’s when it was The Crossing under Berkshire Management. Good luck leasing here!

Atlantic grand oaks? More like atlantic grand hoax. When I first moved in the parking spot lines were too compact and we got warned if we parked in two spots, we would get towed. My cars front tire was touching the line and I woke up to my car missing. The management was out of town, I barely got a sorry from them, and they wanted me to pay to get my car out and then they said they would reimburse me. Our toilet in the guest bath smelled for over six months, even though we complained to the office once a week. We told them it needed to be replaced, as the smell got worse, and they wouldn’t. The maintenance guy even came in to look at it and told us how we should be cleaning our bathroom. HOW DARE HE. It was spotless. Eight months later, they agreed it smelled like a dead animal and got us a new toilet that finally came in a month later. On top of that, the window in our living room leaked from the rain ruining the carpet. Instead of replacing the carpet, they ripped it up and replaced the padding and chose to never staple it down. I’m sure we will get a bill for their mistake. The laundry room had a connection in the hall closet, which was missing a piece so once again everything in our closet was flooded or ruined. We had to beg for them to fix it and tell them what needed to be done. The master bathroom showers water pressure was so low for most of the time being there that it was like somebody pouring a cup over your head and that’s all the water you got for one shower. They fixed that… For a week because it ended up breaking again. Tons of creepy men constantly stared in the gym. The management staff seemed pretty rude and almost always unwilling to help. It’s a «gated community,» which would be awesome if the gates worked. They worked for about three weeks towards the end of our lease, but once again they broke. There’s five gates and you can guarantee three to five are always broken. I heard they had a pizza party the week before we moved out… That’s the least they could do for charging an even higher amount of rent after we had been there for a whole miserable year. So if you enjoy horrible management, smelly bathrooms, flooded carpets, and overpriced rent I would definitely recommend the atlantic grand hoaks… I mean oaks.

Keep getting the run around about the rising water bill and no help. My neighbors have been paying way too much as well and they give some bs answer that isn’t an answer at all. There’s a poor stray dog in the complex running around and even though several of us have called the humane society, it’s still there, almost for a month now. I’ve called the office and they act like it’s not their issue. What if this dog is sick and bites a kid (several of us have tried to get it and it won’t come near anyone)? I feel this is the responsibility of the complex, but don’t tell them bc they disagree. Also, so sick of stepping in dog poop! And our apartment has a bit of yard in front of it so about 5 to 30 kids are in front of it playing football or just beating on each other EVERY DAY. I don’t care, but I do. My son watches them and I keep having to tell them to stop swearing. They’re there for hours!!! Another thing, if you don’t pay for a parking spot, which there are only so many of them, there is no where to park if you come home late. I’m walking pretty far at night after a class to get to my apartment. Still broken treadmills in the «gym» after over a year of complaints. New people everyday including some guy that was scooping out the work out room and came in and stood by me when I was alone. Creepy. So glad to be leaving in April.

I have lived here for 3 years this Feb. my rent has gone up each renewal. This year it’s unacceptable. They want me to pay 100.00 more a month. I have also have never paid more than 25 dollars a month for a water bill in 2.5 years (just me and my 8 year old son) now there is a new water company and it has jumped to 65 to 70 a month. I have spoken with several people who have many more people living in one unit and bigger than my apt my who have never paid that much. Pffffft not possible. I have filed several complaints.
The apt staff is horrible, Allison has been the most pleasant. Melissa is very unfriendly and rude. About a year ago my son bought his own Kindle Fire with birthday money. I had maintenance replace a fan about 3 days later. Which by the way they (by they I mean Melissa) refused to replace for almost two years… (She wasn’t in my apartment every day to hear the horrible noises it made or how it almost fell out of the ceiling. Melissa said it would not be replaced. Finally after calls to Allison she agreed to have it replaced) The Kindle Fire was never seen again. The apartments said it was my word and no eye witnesses. I filed a police report and complaint with the city. I also stated none could be in my apartment without me being here. Which was not honored. They also left several work orders of other residents with their nfull names and personal info while here that day.
The gates NEVER work, EVER. My sister was here today from out of town and as soon as she got out of her car some guy asked her for money. I think section 8 live here now. I don’t have issues with section 8 but if I’m paying as much as I am, I expect to live In a community that is equal. My neighbors constantly complain about the people who don’t belong here knocking on their doors. I have called the police twice over random strangers on my porch or beating on my door. I can say, my car has never been broken into. I pay for covered parking. Not that it makes any difference just wanted to throw it out there, you can pay 20.00 additional dollars to park covered. It is basically no different than uncovered, except further walking. Although my sons scooter was stolen off our porch in a matter of minutes.
The maintenance guys never complete a problem timely. The lead, Dave, maintenance man is great and helpful but that’s it. They fired the original staff that were fantastic. No one is allowed in my apartment other than Dave since my sons Kindle Fire disappeared. Although last week a strange new guy was here alone to replace my toilet flap without my consent. I got home and my entire bathroom floor was flooded because he wasn’t aware he did it wrong. Thank God he didn’t steal from me. I’m sure my water will sky rocket due to their mistake! I have taken this to corporate due to my requests being violated.
My water bill was higher than usual one month when I first moved in 3 years ago. When I called about it they said they didn’t know why. We’ll come to find out my sons bathroom had a leak under his sink. I noticed one day when getting a towel out. The apartments said it was my responsibility to check everything daily to make sure there were no leaks. I paid it of course, knowing it wasn’t right.
The pool is a mess. I refuse to even take my son bc of how ghetto it is. Drinking, smoking pot, practically no one lives here that is at the pool. They prop the gate open and just pile in. Most don’t even speak English. Try calling on duty security and get nothing. It’s embarrassing.
Kids run wild and are all over the place. It’s extremely sad to see the lack of parental guidance here. I have notified the apartments several times about my concern. They always say «oh ya, I know exactly who you are talking about» but then do nothing. One of the girls when I went in to pay rent last month asked me if I knew them. (Spoke kids hanging out at the pool) I said I have seen them and they are bad news. She responded with «oh my gosh they were cussing and smoking and they are so young». I asked her if she planned to contact the parents and she asked me if I knew who the parents were. Ummmmm no. My child doesn’t associate with trash. Obviously nothing was ever done. Their parents could care less as well as the complex management.
I can not wait to move. My neighbors just moved after 2 years bc of everything I have mentioned and I know another is as well. I have spoken. With several people who live here and they are all 100% disgusted with the increase of water and rent raising. I love my apt and size but the problems that come along with it aren’t worth it! Way tooooooo expensive for what you get. AND the school district is terrible!!! Do not move here. Ever. It’s a complete joke.
