The Residences at The Market Common

I was hesitating to give 3 stars or 4 stars.
But I will give them 3 stars, because I want them to do better.
I lived there for a year. The apartment itself is good, great location, neighbours.
However, they strongly need to improve on soft side.
Starting from the fire alarm. There is a false fire alarm every two week. It was astonishing, that sometimes we had to evacuate at middle of the night, when heavily snowing.
Secondly, the management office members changes so rapidly. It had changed already 3 times since I started living. Some people are good, but most are below standard. Considering a amount that I am paying, they should have more respect & adequate, keen response to the resident’s needs.
Especially the people in Second Floor!
I did enjoy some conversation & service with the some of the reception staff, though.
Overall, living in this apartment was satisfying!
But employee & management definitely should improve.

I lived at the Residences at Market Commons for approximately four years. The previous management company was really bad, and some things improved when Bozuto took over the property a few years back. Clarendon is a great neighborhood, but you don’t want to live or shop at this complex. They employ a notoriously terrible towing company to recklessly row away cars, Advanced Towing of Arlington. This company has made the news for towing cars with children inside, towing them with pets inside, and just recently, their reckless drivers ran over and killed a pet dog owned by a resident at the property.
If you lived here, your guests would likely be victims of predatory towing, even just a few minutes past the hour, the fleet of trucks can be seen r acing through the property to tow as many cars as possible. They do this because Residences at Market Commons hires them, despite their notorious reputation for predatory towing. The apartments are older and dated, over priced and worst of all, you will live with seeing your friends get towed away, or maybe worse, these scumbags might just run over your dog.
Don’t give your business to the Residences at Market Commons as long as you see the Advanced Towing signs on their property.

I moved in here about two weeks ago. After selling my home of five years in PW County, this was the first of many places I looked at in Arlington. It was definitely the best in Clarendon, and I was beyond impressed with the attention to detail that the leasing representative, Chesley, provided to me. I’ll have to admit, I thought it would be very difficult to go back to renting after owning– but she went so above and beyond from the first moment I walked in to the day I moved in, that its been simple… and wonderful. Thank you to Bozzuto for the fabulous employees with FABULOUS customer service all around!

Just finished my year lease here and will not be renewing.
I read a lot of reviews before moving in, and have enjoyed my experience with the staff, but the apartments themselves are priced above market value for what they are.
The apartments are old, dated, the paint brushes off if you touch the wall, and I can hear the conversations my neighbors have through the walls. You can live in Clarendon at other apartments for the same price with better amenities. At Market Commons, you pay an Amenity fee of $ 500 on move in for a gym when Gold’s is right across the street and significantly cheaper. There is no pool, the courtyard is open to anyone in the area, so my question is, what does my amenity fee go towards? The TV room?
Further, they charge a $ 500 pet «convenience fee» for any type of pet for the «convenience» of allowing your pet to live there, plus $ 50 a month in rent increase. Not sure why this is necessary either. My cat doesn’t bother anyone, not sure why it costs that much to have her live with me. This $ 500 fee is non refundable, and doesn’t cover any damages if your pet makes any, just as a heads up.
The parking garage is also a problem, in the middle of our lease they hiked parking prices and removed the validation for apartment guests. Not only did I have to pay more to park my car half way through my term there, my friends no longer got free parking when coming to visit me.
One last tip, don’t rent your apartment without seeing the EXACT apartment you will be renting. We were promised two closets in the master bedroom and only had one, which is a significant difference for a couple. We could make do, but the one closet wasn’t even really a walk in closet, it just had two short shelves at the back.
All of these problems are unfortunate, because the staff that works at the front desk is FABULOUS. They’re all amazing.
Live elsewhere. Get more bang for your buck right on Clarendon or Wilson with another apartment in the complex. Sorry Bozzuto, but you’re over priced and your apartments are old. :(

After living here for over 6 months now, I thought I should write a review. I am a very picky person. In fact, before we stepped foot into the apartment for the first time my husband actually said to me «don’t freak out, it’s not permanent.» I never lived in an apartment before, and after relocating from a large home in Florida, I was nervous.
We ended up jumping at this apartment because it’s a two level apartment. I thought it would feel more like a home, and it does. When we moved in, I was pleased to see all the walls newly painted and more importantly, we had new carpet installed. They also put new bathroom fixtures in, new toilet covers (much appreciated), a few other little things. They’ve been slowly updating apartments in the building, but ours is not slated for an updating yet unfortunately.
We had a bit of a problem with the dryer, but the staff here is so prompt and did not stop until they fixed it. They are so helpful and caring here. The front desk staff is really wonderful. I have only good things to say about them!
We have no problems with water pressure or temperature. We do not really have a problem with noise except for the weekends when things get crazy at nearby bars, but it seems to go away around midnight so no biggie. I am so happy we moved in here and feel really lucky we found the Market Common!

I moved here at the the end of August and have enjoyed living here.
The location is fantastic and right in the center of Clarendon. It’s very close to the metro and bus stops. The parking is easy and haven’t had any problems.
The service we’ve encountered has been great — the front desk is pleasant, the maintenance people fix things quickly and have an online app to make it easy, and the leasing management office has been extremely helpful in figuring out any questions we had. I know I’m a more difficult person to please and they have been patient in answering any and all of my questions and requests.
I highly recommend this place! :)

I would like to echo the comments by Jamie R. The building management is not accomodating of its residents. I’m living here for 9 months on official government orders, serving my country, and they have found every opportunity to charge me additional fees.
The latest fight I’m facing with the management is that they want to charge me beyond the end of my lease, because I didn’t give them 60 days notice that I want to depart my apartment ON TIME, in accordance with my lease. Apparently there is some obscure term in the lease that requires you to give them 60 days notice, even if you plan to depart on the date listed in your lease. This is yet another opportunity for them to overcharge their residents.
The building is also clearly built for rentals. There is no quality in the structure. My roof leaked for for a week before it was repaired. And when they finally did repair it, it was merely a cosmetic fix. I can guarantee it will leak again. On this same matter, shortly after i moved in started noticing the shabby repair jobs they had done before i moved in. There were small holes that been filled in on the walls and closet door from which the filler started peeling away. They made these repairs to last just long enough to get by our initial move-​in inspection. Now they will likely charge me for these repairs even though they were here when i moved in.
I do not recommend living here. I have had nothing but problems with this management company.

This place has to be one of the worst places I have ever lived in my life. The apartments are dated. Old carpeting and really need to be updated. Beyond that, the owners of the townhouses behind the apartments constantly give residents grief.
If you live here and have furniture delivered tell the delivery people to move if their there after 5. They will lock the vehicle in the loading dock over night no way for them to exit.
On our first day when we were moving in the movers arrived late. The managers of the loading area told them they had to get their vehicle and all our stuff out of the area by 5 or be locked in and that we could face a $ 10,000 fine by the county. Thank goodness that didn’t happen. But not a nice welcome on our first day.
Also if you happen to be behind the building say walking your dog after 5 the people who own the townhouse will threaten to call the police. Their rude and horrible to deal with.
The garbage chute in front of my apartment was full one day and I left a box outside the door. I got a rude condescending email from management about how I needed to contribute more to the «beauty of the location» by not putting boxes in front of the garbage area. It was apparently my fault the garbage wasnt emptied and I had no where to put my boxes.
A few months ago there were a rash of vehicles broken into in the parking garage. Instead of adding security they had Arlington’s finest our police force, put up signs telling people not to leave things in their cars. Exact words were «move it or lose it.»
That tends to be the style of the building management. Rather than address the root of the problem they make themselves the victims and the residents the culprits.
Management simply does not care about the concerns of the residents here.
We’re probably moving when our lease is up.
If you want an amazing location to live, are willing to overpay for an old out dated apartment and can deal with managers who don’t listen or care about your needs, then definitely move here.
Frankly, not for us. We’ve had it here and we have had with Arlington County overall.

I was living here during Summer Jridi’s management. My husband And I lived at a studio with a large balcony. There were weeds growing on the balcony, and the people. Living on the above stairs were smoking and throwing cigarette butts on to my balcony. Anyways, I emailed about these and Summer sent me 2 maintance people to clean balcony by then. I am not so sure if the new management would do the same…
BTW, at 2007 easter they had a game at the front desk. They filled a jar with candies and asked us to guess how many candies were there. I was the one guessing it right and they gave me a basket full of Godiva choholate! I miss you guys Summer and Melvin!!!

I am a current resident at the Residences of Market Common, having moved here with my wife after we were married. We chose this location because of the access to Washington, D.C. and the ability to walk to several stores and restaurants. We also chose this location because we wanted an upscale community where we didn’t have to worry about maintaining the property. As background, I am 28-​years-​old and have moved several times since graduating from college. I also currently own and rent out a home in Annandale to four individual tenants. In the countless moves since leaving my parents house in high school I’ve lived in single-​family homes, town homes and apartments with friends and haven’t experienced even a fraction of the issues that I’ve had since moving here. We currently have a 1 BR, 1 BA unit, and while it was a down size for me, we thought we could make it work and focus on the location — instead we can’t wait to move out of this place.
Positives–
Location, fast response time from maintenance
Negatives
Calling maintenance fails to fix the many problems in our unit, see below:
1) The fireplace didn’t work for the first three months we’ve lived there — after a minute of turning it on the fire alarm would go off. We called maintenance four times; after each of the first three visits they said it was fixed, and after the fourth maintenance said «they have done the best they can and we have to deal with it.» We opted for the fireplace and are paying more for this feature but could not use it due to the smell, fire alarm and the fact that it caused us to get sick. It took an email to the management company (Buzzuto) before it was finally solved… since then… it has stopped working.
2) The refrigerator — I don’t even know how much food we’ve had to throw away in the past two months because of the freezing/​thawing cycle that seems to keep popping up. No matter what temperature we move the knob too (right now it’s currently at «normal») the bottom shelf constantly freezes and thaws, creating a layer of ice and water at the bottom of the fridge. Most recently we’ve had to throw away frozen eggs, and bread that’s has been soaked.
3) Dryer — the washer and dryer have been replaced since my we moved in, but only after the dryer caught fire and the motor stopped working. When my wife called down to tell the person at the front desk that we thought something had caught fire he told her to «Lighten up Lady».
4) Closet fell apart — As my wife was finishing some unpacking, the plastic pieces that hold together the shelves in the closet came off the wall, and the entire closet fell on her. Pictures also fell and picture frames were broken, one of which fell on her foot. Staff came to fix the closet, but left the apartment a mess with her clothes everywhere, as well as glass on the carpet. The only advice they offered: «don’t put so much stuff in your closet.» When asked for metal mounts, or wood, we were told they didn’t make those and asked again to stop hanging so much stuff in our closet.
5) Parking — Aside from the recent push to offer parking to Whole Foods customers (which leaves us with next to nothing in terms of parking options after work) parking has been a nightmare for us over the past month.
6) Cold water because hot water runs out
7) Blinds –When we moved in we were told we could buy new blinds that would be installed. The blinds in the apartment are flimsy and when the air conditioning is on would flap against each other making a terrible noise. Once we took these blinds down and bought new ones, the staff told us they had given us the wrong information and they could not «put up the blinds.» Finally, they took down the wrong blinds.
8) Lighting — The lighting in the dining room used to have a dimmer and chandalier that didn’t work, but given the cheap quality of the material, kept breaking. Once the maintenance crew came back for the third time they removed the dimmer, thus, not fixing the actual problem. On the fourth time they finally fixed the problem.
9) Dishwasher — very cheap and old, almost never washes anything completely on the first cycle no matter how much detergent you through in there.
10) Have to send checks every month, no automatic/​online bill pay. Really? I mean come on people.
All in all, we love the location but our experience with the maintenance staff, the management community, the leasing office, and the parking company, not to mention everything breaking down made for a horrible first home together. We would not recommend this place to anybody that wants worry-​free living in Clarendon. As a homeowner and landlord, I can accurately say that I spend less than 20% of the time worrying about my home as I do calling in maintenance orders here or hassling with one of the various groups at Market Common. I actually ran out of room on here to write more negatives, but could fill a second post with everything bad about this place.

I’ve lived here for almost a year. I’m moving out to buy a condo. Here are the positives:
1) Across the street from Whole Foods and within shouting distance of Pottery Barn, Origins, South Moon Under, Crate & Barrel, Barnes and Noble, Apple Store, and Starbucks
2) Walking distance to bars and pubs
3) 2 minute walk to the Clarendon Metro
4) Little park at the Market Common to walk the dog; Pet monthly fee is $ 50.00.
5) Apartment has little mixers for the residents
6) Customer service is great — love the concierge. Always so nice. The folks at the apartment office always respond to maintenance issues right away. So overall, everyone at Bozzuto is very responsive.
7) As a single gal, I feel relatively safe here in the late evenings or the early mornings when I walk my dog. Feeling safe is a top priority for me and I do feel secure here.
Here are the negatives:
1) Apartments are seriously overpriced and it WILL increase every year. You will pay for a courtyard view. any view. I had a view of the parking garage. I had 700 square feet for over 2K. More if you want a view. My renewal lease increased $ 110.00 since my first lease.
2) No pool
3) Apartments are absolutely NOT noise proof. I can tell you when my next door neighbor has annoyingly loud sex and/​or when my other neighbor is having a fight with her boyfriend. It’s so loud and you can’t help but hear their business.
4) Parking is separate from apartment. You sign up with public parking garage. Since I’ve lived here they’ve increased the monthly parking from $ 50.00 to $ 75.00. Not bad since some garages can be up to $ 120.00 per month.
5) Huge issues with the fire alarm. We’ve had so many fire alarms, and most of them false alarms… that people just sleep through it.
6) Not enough circulation in the hallways. that it’s always too hot or too cold. It’s especially not pleasant because the hallway mixes all the food odors of everything the residents are cooking for dinner. My hallway always smells like Indian Food.
7) It has a college/​dorm-​room atmosphere that I don’t like. It’s probably just my floor, but still. I like to think I pay a lot of money to have some peace and quiet.
8) Hot water is an issue. They’re always turning off the water to repair the pipes on a weekly basis.
9) Small gym. If you have more than 3 people in there, it feels crowded.
So the reason you want to move here is for the convenience. It’s convenient to go to the store. It’s convenient because it’s just a couple of steps to have a drink at Harry’s Tap Room or Screwtop. It’s convenient because the the metro is 2 minutes away! But it’s way too expensive to live here and I don’t feel comfortable paying over 2K for a place that I don’t own.
It’s not a bad place, there are just better places to live; and even more luxurious. You pay for the LOCATION. that’s it. Don’t expect anything fancy.

I moved in here a few months ago, and I LOVE it. You can NOT beat this location. Walking distance to Whole Foods, tons of restaurants and bars, and some great shopping. As for expense, it’s the same price, if not cheaper, than the other nice buildings around here. My apartment is NICE though, new kitchen and bath stuff, very clean and a great view. It’s an apartment, so there’s always going to be some noise, but it’s definitely nothing that bothers me. Management has been very nice so far, and so has the cleaning and security staff.

I lived here for two years and loved it. The management is great — open door, quick responses, fast response to work orders. The location is perfect — near good restaurants, great shopping, great bars, orange line metro, whole foods — what more could you ask for? The rent is high but you get what you pay for in the form of a fantastic apartment. I never heard a peep from my neighbors and the biggest issue I ever had was a light bulb burning out (which they fixed for me). Overall, fantastic place to live and would do it again in a heartbeat.

If you are looking to move within the DC area and have absolutely no idea where to live, then you’ve come to the right review. There is no better place to start than in Arlington’s Clarendon neighborhood (with its proximity to DC, minimal traffic, and quality of life), and no better place to rent than The Residences at Market Common.
I used to live there and, let me tell you, I couldn’t have been happier! Since I am a huge fan of the bullet point, let me use it to tell you just some of the reasons why I was so excited during my time there:
*2 blocks from Clarendon Metro (Orange Line)
*Parking Structure attached to building (so I could park my car on the same floor that I lived on)
*5 minutes or less to Rte 50, Rte 66, and the GW Parkway
*24-​hour concierge (for packages, coffee, etc)
*Free DVD rentals
*Business Center for resident use (with multiple computers, printers, copiers)
*Free exercise room and a Washington Sports Club in the building
*Whole Foods across the street
*Starbucks, Baja Fresh, Barnes and Noble, and storage units all within a block of the building
*Many nightlife spots nearby, including Whitlow’s, Harry’s Tap Room, and Mr. Days
Now for a few of the drawbacks, although none of them are severe enough to take away a rating star:
*Rent might be a little high, but not ridiculous
*Apartment walls are thin, so you can hear your neighbors if they are doing anything louder than watching TV
*Certain fixtures in the units seem to have been selected for their low price, rather than their quality (like the microwave, toilet paper holders, door hinges, blinds)
If any of the above issues would be more than a slight nuisance to you, then you might want to broaden your search. Otherwise, I suggest making a call to the rental office today!
