Platinum Property Management

It is not often I’m blown away by a company and all they offer with their services. Platinum Property Management Services have fabulous oganizational skills, possess professional phone etiquette, are poised and ethical. I’m looking forward to a long lasting-​working relationship with them.

DO NOT lease your home through Platinum Property Management. Here is my experience:
1. Prior to signing an agreement they threw their «Price Match Guarantee» in front of me, then refused to honor it after I signed with Platinum. Another local company offered an incentive of lower management fees plus the refund of 3 mos management fees. I lost this opportunity due to Platinum’s false offer of a price match, instead stating their service was so far superior that their additional costs were worth it. I learned their service was indeed very poor. You can decide from what follows.
2. A neighbor called to say all the lights in my home had been left on for a week. When I asked Platinum who was the last person in the house, they said they could not be sure and that according to their «records», the last person was someone who applied to rent another home but just wanted to «see» mine. This was not even a person in the real estate business in any form — just a «lookie lou» who they gave unlimited access to my home. This person showed himself (or themselves) my home without being accompanied. Platinum then claimed this was «industry-​wide practice» which I have since determined is certainly not the case.
3. Platinum said someone went over to my house that night to shut off all the lights, yet the next morning, a person working there said three doors were left unlocked and they didn’t even need the code to open the lockbox and get in the house. Moreover, all the lights were still on. I suppose someone could have returned that night to do whatever they wanted in my house and left it open again but I suspect no one really went over to turn off the lights in the first place. Either possibility is unacceptable. In one case, they lied. In the other case, they lost complete control over the security of my property as there was now no way to know who was coming and going in my house. There is a real lack of integrity with Platinum.
4. When Platinum offered to terminate our agreement, I jumped at it. However, they then claimed the only key to my property they were given was the one in the lockbox which common sense would tell you was not the case. They always get spares and I had a receipt showing I made 10 copies. 6 keys were still in my possession which means I gave them four. They just lost theirs and would not admit it or were too disorganized to realize it. Another integrity issue. After pleading with them to look for these keys, they found two more and mailed them to the new property manager but only after he had to make more keys. Someone there still has one key to my house.
Trust is super important when you leave your investment in the hands of a management company. While they talked a great line, none of their «cadillac service» ever appeared. Instead, I got nothing but worries and excuses, never anything even slightly resembling an apology, and during the most critical time when someone wanted to lease the property, they wanted to back out of the agreement rather than improve their service. Despite the fact that a tenant was processing to move into my house, it was still much better to dump Platinum while I could.
Another property management company did indeed move in the interested tenants and I have had ZERO problems since. Do not make the mistake of putting your investment in Platinum’s hands.

After searching for a management company online to manage our rental property, Platinum reached out to us within moments and the process has been outstanding! The team is friendly, in constant communication of the status of the rental and our property rented in less than a week. The best part is that we do not have to deal with the tenants. They take care of EVERYTHING! I highly recommend their services.

Platinum Properties is a superlative company that I have been working with for 2 years to date.
Dealing with landlords and tenants equates to people and lots of personalities. It is not an easy business to be in buy I can assure you that the hands on owners are excellent business people with experience and the ability to hire and retain superlative experienced associates who have passion, experience and know how.
Like any personal or business relationship there may be minor small issues one day due to something called ‘life’ but I assure you I am very precise in how I work and business is all about survival… people abd making a living. Platinum is always evolving and Noone will find a better company in what they do.
Naturally you will see odd negative comments on line… well these people are ignorant ad they cannot discuss problems and get meetings of the mind… after all those odd negative online comments by fickle people does not account for the 400 plus happy and satisfied landlords and renters dealing with top notch pros.
If you are a landlord and looking for a company I be happy to recommend Platinum to anyone whether in GA or CA… no boundaries.

Read the fine print. They accept application fees until someone actually pays a deposit. So (as in our case), they will know full well that they have several approved applications on the table, but they will still accept your application until one of the approvals actually puts the deposit money in their hand. We called and asked if the house was still available before paying. Then, an hour after submitting the application we received an email that the house was no longer available. REALLY? They must make a small fortune with that scam. It’s non-​refundable, but you can apply the application fee to another property within 30 days. Problem is their selection is limited, so the chances of finding another property that fits your criteria within 30 days is slim. While we were house hunting, I found most property management companies did not have the same practice of accepting app fees without regard to the number of apps they’d already received. Other management companies were very forthcoming with the status of their applications, saying things like «We already have an application (or several), so we’re expecting an approval.» Platinum Property Management: Not cool!

I personally dealt with them and it was a nightmare. They know exactly who I am. They wouldn’t give me my money back they lied. I’ve attempted to contact them several times and the owner Todd. I would not recommend this platinum property management in Alpharetta to anyone!

BEWARE of these crooks! Most awful experience from moving into a rental to actually purchasing the home! They do nothing but give you a hard time from not taking care of house maintanance issues to sudden request for walk-​throughs. They even had the nerve to steal my pet deposit after I PURCHASED the home.
I experienced ant infestations within 2 months of moving in to rats in the attic a week before closing. No sense of care and certainly no sense of urgency. And then they are indignified when you are frustrated and talk with a sharpness in your voice. They won’t pick up the phone for anything and just want to sit around and play office and look cute behind a desk.
They took a week to contact the HOA for the mailbox being down and needing repair before closing. Said I should take care of it myself and it was out of their scope. When i contacted the HOA the woman assurred me that NO ONE from Platinum had attempted to contact them. They lie!

Still just as bad as before!
*I came home one day to find a giant yellow sign in the yard alerting the public to new construction — come to find out they are going to tear down my house in the next 6 months. Luckily, I have the owners phone number and he was able to calm me down and assure me I would have plenty of warning. PLATINUM NEVER warned me of this or contacted me about it (even though they told the owner they would do so a month before the sign went up).
*Recently, they called to do their quarterly walk through, They gave me less than 24 hours notice. Girl on the phone said they should have told me it was taking place this month– nope, no notice as usual. I told them they could come between 11 – 2. No one confirms they are coming. someone texts me at 1:45pm and says they will be there soon. AN HOUR later they show up. God forbid I have anything to do on the weekend???
Worst than comcast. They do not communicate. They are not helpful. I don’t know how they are able to run a business.

Platinum P.M. has been great to us as tenants from day one. They’ve been professional about quarterly inspections. Also they were quick about fixing the one minor work order we’ve had since moving in.
On my experience this far, I would highly recommend them to others. I look forward to them continuing a great level of service.

This company is the shining star of the Face of Evil. First of all they take forever to reply to any repair issues, like the other poster it took almost 3 days to fix the AC in the middle of summer. When I had the opportunity to buy a house I took it and moved out two months before my lease was over. I continued to pay my rent while they advertised the home for rent. They nit picked everything and took 195 photos of the move out. We cleaned, maintained the yard kept utilities on till the day the new tenant signed the lease. They kept 920 of my 995 deposit. SCUM bags DO NOT RENT FROM THEM THEY WILL KEEP YOUR WHOLE DEPOSIT

If you rent through this property management company, you do so at your own risk. They are very unprofessional. 1) when I moved in the lady doing the walk through hands be the manual to the HVAC system and tells me I will find how to change the filters in there. 2) in March 2013 the shower control broke, after three weeks of waiting for them to repair it (this is after having to haul water from the kitchen sink to the bathtub to just take a shower), I told them I want out of my lease and wanted my deposit back and moving expenses. 3) Now, September 2014 the handle to the bath/​shower will not turn completely off so the water is running and it’s warm water, so my electric bill is going up. They sent out a plumbing company, he ask me about a water shut off, told him the only thinkg I knew was it had to be cut off to the whole building. So now 8 days later the water is still running, I have left a phone message never got a return call to update, contact them this afternoon to see what’s happening. Then I get a phone call from one of their representatives, that she told me quote «I Should have let the plumber do his job» up quote. Don’t know exactly what she meant by that, but I did tell her she was very rude. It’s time to move.
This is not a company you want to deal with.

I am completely disappointed in this company. From a renters perspective, I will never so business with them. After giving them the information they asked for to prove my income, the continued to say my income could not be verified (after asking them if my bank statement would work, giving them my tax return info, and my husband’s paystubs, as well as my employer contacting them to confirm my pay). Apparently they were also short, and rude to my current landlord when requesting information to confirm my rent history.
Needless to say, before them approving the application, someone else had made a deposit.
I then asked if there was another property similar to the three bedroom, two and a half bath single family home we had originally look at, with a fenced backyard. The response I got was for a 2 bedroom condo… Not exactly a match.
This may be a good option for home owners, however I highly recommend other renters to stay away. Such a waste of time and money.

Platinum Property has been managing several properties for me for years. Their service is great. Their prices are fair. Their response time is excellent. They are partners in the truest sense of the word!
