There are 20 reviews prior to me leaving this review and the ONLY positive review is fake! It was written by Norman Chang's son, Patrick. The best thing about these negative reviews is that it is ALL TRUE. I worked there for 17 months and they paid me $50 for positive Unilocal & Google reviews. They paid any employee for positive reviews. I have the paycheck stubs to prove it along with anyone working there or previously working there. The Unilocal and Google reviews are good because everyone of them were paid to get the reviews. These people are criminals.

If i could i would give negative star to this company. I went to an open house for a rental property, not only the agent (Pham) paid no attention to me, not even trying to pretend he cared if I am interested or not, he only answered questions when I pressed him, i had to walk around and figured out stuffs myself, I thought that’s how he was but when i turned back he was showing and explaining things to other viewers. I felt that bias is very unprofessional and rude. Not only that, I contacted him multiple times for an application for the property, absolutely no reply whatsoever. I am very disappointed with this agent and company and not looking forward to have anything to do with it.

This is the absolute worst property management company I’ve ever dealt with. We have been trying to get a leak in our ceiling (which is the result of a hole in the roof) fixed for 7 months. They tell me the roof is getting fixed soon but they have been saying it for months and every time it rains, water leaks in our bedroom. They have no communication with the tenants whatsoever. Get this: They told us that the landlord was «displeased» because people were paying their rent a couple days early instead of right on the 1^st of the month. What kind of sketchy operation is that? Getting mad at your paying customers because they pay the rent early? Unreal. Stay away from any property run by this company or beware of the consequences.

I rented here for 5 years, and although I loved living in the building, the company that ran the place was terrible. They never fixed anything. I had 2 apartments in the same building because after the first year, I transferred to a larger apt. The day after I moved in, living room wall heater went out. It took them 3 years to finally replace it! I had a mold issue because the gardeners installed really crappy sprinklers that leaked into my bedroom wall. I had a pipe burst in my bathroom that leaked into my bedroom and caused a moldy smell in my closet and ruined allot of my items in there including ruining my mattress. They didn’t even replace the entire carpet that was ruined and their idea of cleaning the mild on the wall and inside of the window sill was to paint over it! Closet doors were so old they started falling apart. And the coffin was a window in my living room that was broken. The sliding part of the glass window would fall of track, it had fallen on one of my guests head but was caught on the curtain. Another time it feel on the floor, shattering. In the middle of winter, and it took 2 days for company to approve the panel replacement. The next door neighbors had a nice insulated window but mine was something out of the 80s. I refused to pay my rent after asking multiple times to fix it. They never did it. I moved out and a week after ward I passed by and the window replaced. They withheld my down payment and asked for more money for garbage removal, but I have video that I left adjustment completely empty. I know my rights and law states that after a certain amount of time they can’t charge you for painting, but they did! The yeah removal was for a sofa that I had left in the back yard. I got the notice for the removal and when I passed by the sofa was still there. So what were they asking for me to pay for? A couple days later it on the sidewalk. They tried charging me $ 250 to move a sofa 20 feet away! I’m in the process of putting together a lawsuit for negligence.
I also applied to be the manager there because I knew what was going on and the other tenants. The person they hired didn’t know squat. He never supplied me with a move out sheet. He marked things that were destroyed by me but, were all ready broken since I had moved in! He also tried telling me that there was no pet policy for my epileptic daughter’s comfort animal. My dog is a 6 pound shihtzu. He had 3 dogs. And the magically vanishing money that I paid for my pet insurance, they said I never paid it. The previous manager stole it as I over heard her son say it once. Sad, I wish I could just go back and not have to deal with this lawsuit. If the property managers were just better at their job!

This company really knows what they’re doing. Great service. Great communication. Great property management company all around. Working with them has reaped only positive benefits.

Zero stars is what they deserve. Can we get a warning sign for this company. They have almost zero communication with their tenants. And when they do communicate its usually to complain about something you are doing wrong. They never fix what needs fixing, the apartments look a mess, yet they dont hesitate to raise your rent.
Recently they started giving notification for people with pets. 3 day notice to get rid of your pet or get evicted. Weve been living at this site for 7 years and never had an issue. As a matter of fact, when they first took over their representative was petting my cat. If you see InveServe RUN the other way. Just read their reviews. Their only response is the same one that seems automated. They make you aware that if you have an issue go to their website and ask for a service call.
Why should we do their job, if they were around and actually communicated they would know how run down their over priced properties really are. DO YOUR JOB INVESERVE.

How do i give zero stars?!
Inveserve is the management company for my apartment. It’s extremely difficult to get ahold of them via telephone and when you walk into their office you watch the staff on their cell phones after they have you sit down to wait. wait for what? Wait for them to finish texting. Now I deal with Fay and she is never to be found even when she tells you ahead of time she will be in the office and this woman has no answers. You have to wait for her to get back to the office and ask somebody else? AND THEN no call back. NOW, what kills me is this letter i got taped to my door about removing any pets, that they are not allowed and I have three days to remove the pet. So the pet deposit i paid and signed a contract for is meaningless? How about they concern themselves with my bathroom sink that backs up and overflows once a month. Nope, they do a temporary cheap fix and then my tub backs up. How about they fix the sockets i asked for 6 months ago? This is the worst property management company i have ever run into. Thanks Fay for being useless.

This management group is awful, awful, awful! Our apartment complex deals with Fay, who by the way is very rude! When they took over our apartment complex they made it seem as if everything will be taken care of. Well they have not stuck by their word, our apartment outside is always a mess. Also, about half the tenants here including my husband and I have pet (s), they knew we had them and some people even got insurance for their dogs. Since Inverserve said this was necessary, well as of today we got a 3 day or quit notice if we cannot get rid of our pet. I strongly urge anyone who is looking for a place to rent, to not rent where this company is the management group.

Worst property management company out there! Did not return calls, unscrupulous business practices, their «maintenance men» were incapable, and actually severed parts of our sprinkler system. High turnover of employees, and very rude to deal with. Collected their monthly fee but did very little to maintain the property. We are extremely happy with our current propery management company and so thankful that we switched. Beware of this company’s business practices!

everyday i walk out my door, i am thrilled to see a building in dire need of new paint, trash everywhere, gates that have not worked in years, gate doors not requiring a key and a telecom system that worked once in 8 years.
the gardening services are less than par, every neighbor’s yard look like a hoarder’s jungle. roofs get repaired during rainy seasons that cause leaks in our air systems — the city inspector suspects we have mold.
do they return calls from those who pay HOA fees to a company that is negligent? no, because they barely speak english. they do absolutely nothing and are useless. they should be removed as our property management.

I am a Real Estate broker and deal with a lot of property management companies. This one is the WORST company I’ve ever had to deal with. They are unresponsive, don’t return calls, and constantly pass the buck. 3 weeks ago escrow sent an HOA demand to INVESERVE because the buyer’s lender needed these documents before issuing final approval. when my assistant called to follow up, INVESERVE said they couldn’t do anything because someone was on vacation. Escrow sent them a follow up email and they sent her a response recommending a janitorial service??? The homeowner tried calling but no one will return her calls. Today we tracked down the person actually doing the work and he said everything was done but the file was too large to email. We gave him a fax and he faxed over only 2 pages. When we told them only 2 pages were received, they said «please be patient» and we still don’t have it. If you’re looking for a property management company… DON’T HIRE INVESERVE!

I give this company one star because there is no option to give negative stars!!! Now, when I am reading all the reviews here I feel blessed to not associate with them! These people are shady and liars!!! Think twice before renting any of their properties!!!
I saw one of their properties on 11 060 Asher ave in El Monte CA. BY GARY Jong when the place was a dump, I agreed to rent the place and we had a verbal agreement that I rent the place after it’s clean, I waited for them to fix and clean it for over a week, when they almost finish I came to see it again, I talked with Gary again and we agreed on the move in date, of course this is after he took $ 40 for my credit check! MY CREDIT IS PRETTY DESENT
on the day I was supposed to come and sign the lease I called in the morning to let him know I am coming, I got the cashier check for the amount asked for, and scheduled all the utilities to be connected at the date agreed and had a truck scheduled for that date. When I came to sign the lease mr. Jong just backed off from the deal, he didn’t even was nice enough to give me a reason just told me he do no owe me a thing and all the money and time I spend on the account of our agreement is my problem. He didn’t even wanted to give me my credit report (which he have to by law), I had to fight with them to get it!!!
Later on that day I was looking at Craigslist again for an apartment and I saw that Mr. Shady Gary Jong put an add on craigslist for the same place we had the agreement for, on the day I came to see the place and had the agreement with him. This company is really shady and they are extremely unreliable. I am happy that the deal didn’t go, now that I am reading other reviews and feel blessed to not doing business with these people!!!
BE CAREFUL FROM THIS COMPANY AND MAKE SURE YOU ARE NOT DOING ANY BUSINESS WITH MR. SHADY GARY JONG!!! Good luck

I live in one of the properties, it may not be the most beatiful one however the enviroment is peaceful & every maintenance request has been taken care on time.

Agree with other reviewers. This company is really really bad. They never taken care of properties.

Inveserve, I want to give them big X X X if possible .This property management company is the worst management company that you can imagine. It’s a nightmare, no communications what so ever and very unorganized. One incident, When I had to evict one of my tenant they told me the lawyer was on vacation and two weeks later, I found out it was because they could not find the lease agreement. Another incident, I had a potential tenant, the management asked the tenant to come by the property to sign the lease, the tenant waited and no one showed. I lost my rental income again. This is a WARNING! If anyone is looking for a property management, stay away from Inveserve.

This Property Management sucks. Basically, they don’t take care of the property. And even we as tenant inform them to fix something, it takes forever to get it done. And we have to follow up consistently in order to get things fixed. I don’t know why this kind of company still can survive nowadays. So don’t s pay them for bad service, no worth your money at all.

Inveserve was the property management company for a condo I previously rented. Horrible service, non-​existent communication, and they managed to lose my rent check. Twice.

Decades ago, I lived in a building that these guys took over from prior management. We had a good, conscientious manager. Then she retired and the building was sold. Soon it became like The Twilight Zone.
It all happened. They refused to service or drain the swimming pool. They told the tenants that the renters would have to maintain the building including the lawn. They sent thugs to threaten tenants who called the authorities about the swimming pool full of mosquitoes. Not a week went by that there was not some ugly issue, even trying to get the tenants to repair the broken sump pump of the parking lot. If you called them on the phone they would curse you out. One day I could not get to work on time as the parking lot driveway was blocked with a half dozen taxicabs! They had rented out the parking area without telling the other tenants. I could go on and on. There was one abusive fiasco after another.
These people are slumlords, plain and simple. You do not want to do business with them. If you hear that they are involved in a property, stay away. Trust me. If you are a renter who wants a nice, quiet, apartment with no strife, you will never find it with these people.

Incompetent, overpriced, downright hostile people. They were our HOA and I am soooo glad we were able to fire them. They hired a gardener who never showed up and still charged us fees. They hired a trash company that overcharged us by 50% and did NOTHING to fix the problem. I could go on and detail an exhaustive list of all of their incompetencies, but what would be the point? Simply put, AVOID AT ALL COSTS.

They do not communicate with us to let us know what is going on, and it has taken five months for them to finally come and sweep out some spider webs in the garage. If you are looking for a property management company, please keep looking. They will not look after your property with due diligence.
